Everyone will want to give you advice on where is the best location, who’s the better realtor, who is better contractor, etc. so, remember, it’s YOUR dream home. When in doubt, refer to yourself. Better yet, browse through magazines and newspapers and cut out pictures of homes that you like, areas that you fancy and paste it into a special ‘My dream home project’ book. This way, you can’t go wrong.</p>
<p>The first thing to do is to determine the area where you want to get a house in. Your dream home should not be too far away from your work place, schools, family members, etc…unless you want it to be, of course. Get a real estate agent to help you buy the house off the original owner. Some websites actually allow you to key in an area code and they will give you a whole list of houses on sale in that area. If your dream house is listed, you’re in luck. They will assign a realtor to work with you on buying your dream home.</p>
<p>The next step towards buying your dream home is, of course, financing. If you have the cash, you can buy your dream home instantly. Nobody rejects cash! Well, unless the original owner wishes to keep the home because of sentimental reasons. If you’re like the rest of us, you may not have enough money to buy your dream home in cash. So, start researching on an affordable and most viable home loan.</p>
<p>The process between signing the agreement to getting the loan to having the keys to your dream home is a long way. This is a good time for you to find a contractor to design and construct your dream home for you. The best way to find a suitable contractor to design your dream home is to ask around – there’s nothing quite like referrals. Referrals mean they are satisfied with the services that have been provided by the contractor.</p>
<p>Designing and constructing your dream home is both a painful and pleasurable experience! I mean, you’re literally designing a home that you hope to live in for a couple of years, maybe even for a lifetime! It’s exciting as you watch every single inch of the house transform from an empty hollow shell into the home of your dreams! The artistic input from the designer, your own personal preferences all combine together – and viola! You have a dream home to live in.</p>
<p>This is also the time to discuss the inside of your home – would you like it to be cozy or clean and organized? Is there any particular style preference you think you should tell your designer/contractor? <p>The most important decision you will make in the sale of your home is the Realtor you choose.</p>
<p>Some points to consider:</p>
<p>Find someone you feel comfortable with. If you don&#8217;t feel you can ask questions or go to your Realtor, you have the wrong Realtor.</p>
<p>Your Realtor should show you research to back up any recommendations. This includes information about recent sales, current listings and recent expired listings in your neighborhood.</p>
<p>Choose a local Realtor. He or she will know your area better than an outsider, will be seen as a source for people looking to relocate in your neighborhood, and will get better co-operation from other agents. It is likely that any amount you might save by having a friend or relative from outside the area serve as your Realtor, will be lost in their lack of knowledge about the very specific local market. Ask for references from the Realtor. He or she should be willing to give you names of previous clients.</p>
<p>Ask your friends and acquaintances for recommendations, but make your final choice based on your needs.</p>
<p>Ask the Realtor to show you what will be done to market your home. Consider the office and company support available to him or her as well as the initiative and professionalism shown by the individual.</p>
<p>Look for a Realtor who tells you what he or she knows from experience in the market, and not what they think you want to hear. Flattery may sometimes get the listing, but it doesn&#8217;t sell the home!</p>

These extra fees, such as taxes and other additional costs, could surprise you with an unwanted financial nightmare on closing day if you&#8217;re not informed and prepared.</p>
<p>Some of these costs are one-time fixed payments, while others represent an ongoing monthly or yearly commitment. Not all of these costs will apply in every situation, however it&#8217;s better to know about them ahead of time so you can bud-get properly.</p>
<p>Remember, buying a home is a major milestone. Whether it&#8217;s your first, second or tenth home, there are many important details to address, during the process. The last thing you need are unbudgeted financial obligations cropping up hours before you take possession of your new home.</p>
<p>Read through the following checklist to make sure you&#8217;re budgeting properly for your next move.</p>
<p>1. Appraisal Fee</p>
<p>Your lending institution may request an appraisal of the property, which would be your responsibility to pay for. Appraisals can vary in price from approximately $175 -$ 300.</p>
<p>2. Property Taxes</p>
<p>Depending on your down payment, your lending institution may decide to include your property taxes in your monthly mortgage payments. If your property taxes are not added to your monthly payments, your lending institution may require annual proof that your taxes have been paid.</p>
<p>3. Survey Fee</p>
<p>When the home you purchase is a resale (vs. a new home), your lending institution may ask for an updated property survey. The cost for this survey can vary between $190 &#8211; $1,000.</p>
<p>4. Property Insurance</p>
<p>Home insurance covers the replacement value of your home (structure and contents). Your lending institution will request proof that you are insured as it protects their investment on the loan. Beware! Some homes may not be insurable. Make sure you have an insurability clause in your purchase contract.</p>
<p>5. Service Charges</p>
<p>Any new utility that services your hook up, such as telephone or cable, may require an installation fee.</p>
<p>6. Escrow and Document Preparation Fees</p>
<p>Escrow fees are split between the buyer and the seller in Colorado. However, additional fees will be charged for the buyer&#8217;s mortgage closing. This can include first and second mortgages. In addition to the &#8220;Doc Prep&#8221; fees charged by the lender, some lenders will e mail the loan documents and therefore the escrow or title company may charge a electric to paper fee.</p>
<p>7. Mortgage Loan Insurance Fee</p>
<p>Depending upon the equity in your home, some mortgages require mortgage loan insurance. This type of insurance will cost you between 0.5% -3.5% of the total amount of the mortgage. Usually payments are made monthly in addition to your mortgage and tax payment.</p>
<p>8. Mortgage Brokers Fee</p>
<p>A mortgage broker is entitled to charge you a fee in order to source a lender and organize the financing. However, it pays to shop around because many mortgage brokers will provide their services free to you by having the lending institution absorb the cost.</p>
<p>9. Moving Costs</p>
<p>The cost for a professional mover can cost you in the range of:</p>
<p>• $50-$100/hour for a van and 3 movers, and</p>
<p>• 10-20% higher during peak demand seasons.</p>
<p>10. Maintenance or HOA Fees</p>
<p>Condos charge monthly fees for common area maintenance such as grounds keeping and carpet cleaning in hallways. Costs will vary depending on the building.</p>
<p>11. Water Quality and Quality Certification</p>
<p>If the home you purchased is serviced by a well, you should consider having your water checked by your local experts. Depending upon where you live, determines whether or not a fee is charged, to certify the quantity and quality of the water.</p>
<p>12. Local Improvements</p>
<p>If the town, city or county you live in has made local improvements (such as the addition of sewers or sidewalks), this could impact a property’s taxes by hundreds of dollars.</p>
<p>13. Metropolitan or Special Tax Districts</p>
<p>This is a unique tax district set up by the developer to finance all aspects of the physical infrastructure such as streets, sewer and even recreation centers or golf courses. The developer only has to put up a small percentage of monies for these costs and the rest are floated with bonds and added to the homeowners tax bills until paid off. The arrangement can work nicely when there are plenty of homebuyers to pick up the tax bill. But, in a down market, watch out&#8230;you could end up holding the bag when there is not enough buyers to fund the bonds.</p>

So you have real estate brokers, real estate investors, real estate attorneys and others who thrive mainly on the real estate industry. However, there are others who don’t follow real estate investing as a profession but still want to invest in real estate (as it is an attractive avenue for investment). For such people, getting a good real estate broker can make a big difference between a good deal and not-so-good one.</p>
<p>So how does one choose a good real estate broker?</p>
<p>The first thing to look for is the reputation of the real estate broker. A real estate broker who has good reputation would have earned it over a period of time by helping buyers get the property of their choice (and as per their needs), at the same time getting a good price for the property seller. In fact, experience is the second important thing to look for in a real estate broker. Bad real estate brokers can’t exist for long (since the bad news about anyone travels much faster than the good news). So experience is a good measure because then you know that the real estate broker hasn’t done anything so bad as to throw them out of business.</p>
<p>A good real estate broker will not act just as the salesperson for the seller (from whom the real estate broker is due to receive commission/fee when the deal materializes) but will also pay heed to the needs of the buyer. Good real estate brokers will generally have a small team of people working in an organized way to get the deal closed between a buyer and a seller (making both parties happy at the same time). Good real estate brokers will group the properties in a way that is easy to understand e.g. group them on the basis of location, grouping them on the basis of price, grouping them on the basis of house types etc. for the buyer.</p>
<p>A good real estate broker will also offer advice to the seller on small repairs or things that can get help them in getting an even better price for their property. And a good real estate broker will patiently listen to the requirements of the buyers and point them to the properties that best fit their requirements (instead of just showing them the list and asking to choose one).</p>
<p>Checking with friends/family that have previously used the services of a good real estate broker can sometimes help you in getting a good real estate broker fairly quickly.</p>

<p>Open Listing<br />
Considered the one most generally used, this type of contract is for people who are want to both sell their home and work with real estate agents. What the contract does is giving the right for agents to do showings of your home, and gives them an amount of commission if the client chose to buy your house. The good thing about open listing is that there are nothing exclusive or painfully bonding about them. The bad thing is that you can expect less marketing or advertising done.</p>
<p>One-Time Show<br />
This type of listing contract is pretty much the same to open listing. It’s generally used by people trying to sell their own home and involving an agent for the home showings. The listing contract identifies the potential buyer and guarantees the agent a commission if that buyer buys the home. Just like open listings, this type lacks of marketing efforts.</p>
<p>Exclusive Agency Listing<br />
During your home selling, you will find that different types of listing contracts involve a lot of different people. This one involves a broker. Basically an exclusive agency listing will give you the right to sell your own home, without paying the broker any commission unless the house is sold through a licensed real estate professional. Should the house be sold without any help of agents, the contract allows homeowners to pay no commission at all. For obvious reasons, this is probably the type of contract where you can expect the most incentive from the agent – a good marketing effort can take place here, and the homeowners’ work is much reduced.</p>
<p>Before you choose your contract, always make sure you know every type of listing contracts available to you. Take in mind how much effort you would like to contribute to the home selling – this is often what distinguishes the types. Discuss the possibilities and disadvantages of each type. Remember, a listing contract is your first legal step in selling your house – take that step carefully.</p>

			<content:encoded><![CDATA[<p>Anyone with older aluminum siding is well aware of the paint chalking problem. Just rub your hand along the old siding and the chalky old paint will be all over your palm. Trying to get paint to stick to this could be a real problem. This is due to oxidation of the paint. Siding manufacturers originally referred to this problem as a “benefit”. They called it, “self cleaning”, as the paint literally washed off the house.</p>
<p>Older vinyl siding is also a problem. UV light fades vinyl siding over time and the siding becomes very unsightly.</p>
<p>Many unfortunate homeowners and contractors have experienced the dismay, when they repainted their homes, only to find the new paint peeling off a few months later. Both problems with older aluminum and vinyl siding can be overcome with proper cleaning, surface preparation and re-painting.</p>
<p>Cleaning</p>
<p>You will need to rent a powerful pressure washer with at least 3000 psi. You will want a pressure washer powerful enough to remove most of the old chalky paint off the aluminum siding or, to remove any dirt buildup on the old vinyl siding.</p>
<p>Start at the top course of siding and work your way down. You will need to keep the pressure wand fairly close to the siding surface to effectively remove the old paint. In some areas, you may find that the paint comes off to the bare metal. Be careful near windows, corners, soffits and doorways. The water under pressure, can be forced behind these areas causing damage. You can add TSP or other cleaning solutions to the reservoir for mildew, algae or other grime built up. If you do use a cleaning solution, be sure to completely rinse it off with your pressure washer. You should allow your home to dry for several days in dry, sunny weather before proceeding to the painting process. <p>If you are repainting vinyl siding or vinyl coated aluminum siding, you may need a surface de-glosser. This is a solvent type product used to remove any shine on the surface and to help your first coat to adhere better. You will have no trouble finding a good de-glosser at your local paint supply store.</p>
<p>Application</p>
<p>I like a commercial type airless sprayer. It will draw the paint directly out of your 5 gallon paint pails, through the hose and into your spray gun. These are available to rent at many tool rental locations and even some paint supply stores that supply contractors. If your paint is real high quality latex, it will be thicker than regular latex paint and will require a more powerful airless sprayer.</p>
<p>Priming</p>
<p>This step is equally as critical as the step above. Actually, the cleaning and surface preparation phases will make or break the results of your project.</p>
<p>I like a latex paint additive called emulsa-bond for the first coat. Emulsa-bond is a bonding agent you will add to the first coat of paint or primer, to help it to bond to the old siding.</p>
<p>I buy the best grade exterior latex paint, rather than oil or other solvent based paint. Latex paint seems to keep up with the expansion and contraction of the siding very well. The high quality latex paint I buy needs no primer. I add the bonding agent directly into the first color coat. Check with your paint supplier whether or not to use a primer. The rule of thumb is, when in doubt, use a primer. If you use a primer, add the bonding agent into it before applying. There are also bonding agents available for oil or other solvent based paints. One type is called penetrol. These are usually available at a painting contractor supply store.</p>
<p>Many contractors will spot prime areas, especially where bare metal is exposed. I don’t like spot priming because it can lead to an uneven looking top coat. When I put a primer coat on, I prime the entire home. This gives a uniform surface finish later on.</p>
<p>Finish Coat</p>
<p>Your top coat will be color only. You should check with your paint manufacturer to see if you need one or two top coats after the base coat. Like I mentioned above, buy the highest quality exterior paint.</p>
<p>In Conclusion</p>
<p>Proper cleaning and surface preparation are the two main ingredients to a successful painting job. A bonding agent in the first coat is also very critical to avoid paint peeling off later on. Using these techniques, I’ve re-painted homes that have lasted far longer than the original factory applied finish.</p>
